Are there any deposits, special fees, or monthly charges to have a pet?
1st $450 pet fee, 2nd $450 pet fee. 1st $30/month pet rent; 2nd $30 pet rent.
What must I bring with me to tour an apartment?
Government issued ID.
What are your fees and monthly charges?
Application fee of $75 per applicant; $350 administrative fee to initially apply for an apartment; Rent, water, trash and sewer are due each month. Trash is $35/month. Electricity and cable services are billed separately through other providers.
What are the income and credit qualifications?
You have to make a minimum of 2.5 times the rent; A satisfactory credit rating will be required.
What is acceptable “proof of income” to sign a lease?
Most recent one month's worth of paycheck stubs, verification of employment from employer, most recent tax return.
What happens if I qualify for an apartment, but my roommate does not?
Your roommate would not qualify to live on property.
Is my security deposit totally refundable?
If there are no charges at move-out.
If I get a job transfer, can I break the lease?
There is a lease buyout agreement connected to the lease; you must follow the lease buy out procedures to break the lease.
Can I change to a month-to-month lease plan after my first year?
Yes, with an additional monthly fee.
What utilities are included in my lease?
Trash at $35 per month billed with your water/sewer.
How long is the term of the lease?
We offer 7-14 month leases.
Do you accept leases for short terms?
7 months is the minimum.
Am I required to have renters insurance?
Yes, the minimum requirement is $100,000 personal liability.
Do you offer furnished apartments?
No.
Do you offer corporate apartments?
No.
If something needs to be repaired in my apartment, how do I report it?
You may call the office or submit it online.
When is my rent payment due?
On the 1st of every month.
What day of the month am I liable for a late charge?
4th of the month.
Will you accept electronic payments from my bank?
Yes, we also accept credit card payments (service charge applies).
Is there a place where I can pay my rent after office hours?
Online.
There is a person who might be staying with me for a while, is that permitted by the lease?
Guest may stay a maximum of 14 consecutive days without having to be added to the lease.
Do you have reserved parking?
Yes, it is $150/month.
I have a motorcycle, where can I park it?
In the parking garage.
My children live with me in the summer; do I need to notify your office when they arrive?
Yes, they must be listed as occupants on the lease.
Can I install my satellite dish at my apartment?
No.
Do you have cable services?
Cable is provided by Spectrum or Frontier; it is not included.
Does the property have a fitness center?
Yes, open 24-hrs
Does the property have a swimming pool?
Yes.
Does the property offer on-site recycling?
Yes.
Are gas grills permitted at your property?
No. 10 grills are conveniently located throughout the property.
Is there any additional storage space available at your property?
Yes.
Are residents permitted to paint their apartment?
Yes, but they have to return it back to the color it was when they moved in.
Will you accept my delivery packages for me?
No.

What are the fees or charge to use a debit/credit card?
As a resident you can pay online and set up recurring ACH payments via the resident portal. No transaction fees apply for recurring ACH payments. We also accept Visa, Mastercard, American Express, and Discover (see transaction fees below).
Visa, Mastercard, American Express, and Discover: Each card transaction will have a service fee of 3.1% of the transaction amount.
